EMI vs Tenure: How to Choose Your Home Loan Term

A longer tenure lowers the monthly EMI but raises total interest. Here is how to think about the trade-off.

The basic trade-off

For the same loan amount and rate, a longer tenure means a smaller EMI and a larger total interest outgo. A shorter tenure means a heavier EMI but a materially lower total cost over the life of the loan.

Start from your cash flow, not the calculator

Choose an EMI you can comfortably service through a poor month, not the maximum your income allows. Lenders also look at the ratio of your total EMIs to income when assessing eligibility.

Prepayment changes the picture

Many borrowers take a longer tenure for a safe EMI, then prepay when bonuses or surpluses arrive. Prepayments made in the early years reduce interest the most, because that is when the interest component is highest.
