A practical, category-wise checklist of the documents most home loan applicants are asked for, and why each one matters.
Why documentation decides your timeline
Most home loan delays are not caused by eligibility. They are caused by missing or mismatched paperwork discovered midway through the process. Preparing a complete file before the application is submitted is the simplest way to keep things moving.
Identity and address proof (KYC)
PAN card, Aadhaar, passport, voter ID or driving licence are commonly accepted. The name and spelling should match across documents; mismatches are one of the most frequent causes of rework.
Income documents
Salaried applicants are generally asked for recent salary slips, Form 16 and salary account bank statements. Self-employed applicants are usually asked for income tax returns, audited financials where applicable, GST returns and business bank statements.
Property documents
Sale agreement or allotment letter, prior title documents, approved plan, and, for construction, an approved plan with a cost estimate. For resale properties the chain of previous title documents matters.
A note on final requirements
The exact list varies by applicant profile, property type and lender policy. Treat this as a starting point and confirm your specific list before submission.
